ARLINGTON, Texas — One of Arlington’s most iconic retail landmarks is officially moving toward a new era. The Arlington City Council and the Arlington Economic Development Corporation (EDC) have greenlit an incentive agreement with Trademark Property Co. to transform the 40-year-old Lincoln Square into Anthem, a modern mixed-use destination.
Located at the strategic corner of Collins Street and Interstate 30, Anthem will serve as the premier “front door” to Arlington’s Entertainment District, bridging the gap between local residents and world-class attractions like AT&T Stadium and Globe Life Field.
The Blueprint for Transformation
Trademark has committed to an initial investment of at least $100 million, focusing on creating a village-like atmosphere that prioritizes walkability and community interaction.
Key project details include:
- Infrastructure Support: The EDC will provide up to $24.5 million to reimburse costs for essential public improvements, including new lighting, utilities, landscaping, and public amenities.
- Retail & Dining: The agreement requires securing at least 70,000 square feet of new retail leases from sales-tax-generating businesses, including upscale restaurants and national brands.
- Modern Aesthetics: Renovations will feature Art Deco-inspired façade upgrades (particularly for the Studio Movie Grill), enhanced entryways, and wide pedestrian plazas.
- Community Space: A central green space of at least 3,000 square feet will be built to host outdoor concerts, wellness classes, and artist markets.
Economic Impact by the Numbers
This public-private partnership is designed to strengthen the city’s tax base without issuing new debt or raising property taxes. Over the next 30 years, Anthem is projected to deliver:
- $6 Billion in taxable sales and purchases.
- $305 Million in total salaries and wages.
- $29 Million in direct fiscal net benefit to the City of Arlington.

Timeline for Growth: Residents can expect to see major construction activity beginning in mid-2026, with the first wave of new businesses scheduled to open by early 2027. Substantial completion of the entire 45-acre site is expected by 2030.
